Fund Management

Grove’s key strategy is for each property or investment is to have its own fully appraised business plan to focus upon real estate and financial management opportunities thereby identifying where to 'add value' and enhance income and capital returns.

Grove Project Manage acquisitions by assembling and directing a team of real estate professionals, lawyers, architects, planning consultants and any others as may be required for the task. Constant communication with this team is key to ensure that all the business plan initiatives are addressed and implemented in a timely manner.

We firmly believe that a business plan should be considered a tool by which to maximise value and returns and should be continually appraised and updated changing it where necessary to suit market conditions and circumstance.
The key principles for successful fund management are simple and involve constant re-evaluation and close administration.  

Asset Review

Grove regularly undertakes a complete review of all leased and owned property within the portfolio to reappraise the investment assumptions and update given the prevailing market conditions.

This may result in recommendations to lease/purchase additional property, assign or sub-lease, refinance or sell. Any assessment of options is undertaken in conjunction with the existing portfolio and the balance sheet and profit and loss implications for the fund.

The provision of such a strategic plan enhances the performance of the portfolio establishing target criteria that will transfer the evaluation from a user model to an investment model.

Asset Administration

Grove's asset administration objectives are to:

  • Plan and implement activities that will deliberately add value to a property asset.
  • Anticipate and capitalise on wealth creation opportunities.
  • Minimise potential conditions or events that could adversely affect cash flow or capital values.

The cornerstone of our asset management service involves creating investment objectives, developing and implementing investment policy and strategies, creating and implementing risk management strategies and adding value to existing assets.

We believe that Property Management and Asset Management are quite separate activities but that they should operate concurrently. Good property management is essential to achieve high quality asset management.
